10 Questions to Ask Before Hiring a Builder

Hiring the wrong builder is expensive, stressful and avoidable. Most problems can be prevented by asking the right questions before any money changes hands.

This checklist covers the ten questions every homeowner should ask before committing to a builder. If a builder cannot answer all of them clearly, that tells you something.

1. Can I see examples of similar projects you have completed?

A builder who has completed projects like yours should be able to show you evidence. Photos are useful. Visiting a completed project in person is better. If they cannot show you relevant previous work, they may not have the right experience for your project.

2. Are you insured?

Ask to see certificates for public liability insurance and employer's liability insurance. Check the expiry dates. If a builder is not insured and something goes wrong on your property, you could be left covering the cost.

3. What exactly is included in the quote?

A good quote breaks down every element of the work: materials, labour, VAT, professional fees, waste removal. If the quote is a single lump sum with no breakdown, ask for a detailed version. Vague quotes lead to unexpected costs.

4. What is the payment schedule?

A reasonable payment schedule ties payments to completed milestones, not calendar dates. Be cautious of any builder who asks for a large upfront payment before work begins. A deposit of 10 to 15 percent is normal. Full payment upfront is not.

5. Who will be on site each day?

Find out whether the person you are speaking to will be managing the project personally or handing it to someone else. Ask who will be your main point of contact during the build and how you can reach them.

6. What is the estimated timeline?

Ask for a start date and a projected completion date. Ask what could cause delays and how those will be communicated. A builder who cannot give you a realistic timeline has not planned the project properly.

7. How will you keep me informed during the build?

Good communication is the difference between a smooth project and a stressful one. Ask how often you will receive updates, what format they will take, and what happens if you have questions outside of those updates.

8. Do you have references I can contact?

Any builder confident in their work will happily provide references from recent clients. Contact them. Ask about the quality of work, communication, timekeeping and whether the project came in on budget.

9. What happens if something goes wrong?

Construction projects occasionally encounter problems. What matters is how they are handled. Ask the builder how they deal with unexpected issues, who covers additional costs, and how they communicate problems when they arise.

10. Will there be a written contract?

A written contract protects both parties. It should cover the scope of work, the total price, the payment schedule, the timeline, the process for handling variations, and the defects liability period. If a builder is reluctant to put things in writing, that is a serious warning sign.

What good answers look like

A reliable builder answers these questions directly, without defensiveness or vagueness. They provide documentation when asked. They welcome the questions because they understand that informed clients make better projects.

If a builder is evasive, dismissive or impatient with these questions, move on. There are good builders available. You just need to find them.
